Calgary Industrial Land Prices Rising

A recent Calgary Herald Article confirms our suspicion with added activity comes increased pricing.  Keep in mind the report quotes pricing for fully serviced land.  Our article last week on the 84th Street corridor confirmed that unserviced land pricing has fallen slightly as the low water mark for land in the Shepard Industrial Park is now $265,000 per acre which is down approximately $35,000 per acre from 2009 pricing and $70,000 from 2008 levels.  A lot can vary depending on the quality of the site.  Does it require fill to be leveled, does it back on to a major roadway and as such require higher architectural controls etc.  It is always good to hire a commercial real estate broker that can help you with the nuances of each particular parcel you are looking at.  Contact Advent for assistance.
