Large Calgary Industrial building gets new life.

HAWORTH BUILDINGCongratulations go out to Hungerford Properties for resurrecting the Smed/ Haworth building from its lack of use over the past several years. The state of the art 761,000 SF building was originally built by Smed for its furniture and manufacturing and distribution use.  It has sat vacant since Haworth bought the business from Smed and subsequently closed the operation in Calgary.
Hungerford through its listing agent Colliers International will be splitting the building into various sizes and as per the attached Calgary Herald Article they anticipate that at some point in the future they will have up to 15 tenants in the building. A very courageous approach, as the building initially was designed as a single tenant building and is very likely going to be difficult to modify.  An area of particular challenge will likely be the heating and ventilation systems as again it was designed as a single tenant building, which will not generally be conducive for multi-tenant applications. Also attached is a profile of this Calgary industrial building.  It will be interesting to see who is the first tenant to jump in.
